Staging matters as the presentation of your home is always important in any market.
According to Forbes: A staged home will sell for 17% more on average than a non-staged home, and 95% of staged homes sell in 11 days or less.
Additionally, when you look at the cost of staging vs a 17% (on average) increase on the sales price, we would say that staging your home has a great ROI.

At times sellers will make the sale of their home contingent upon them finding and purchasing a replacement property.
How does that affect a buyer? If the seller is unsuccessful in finding and purchasing a replacement property they can cancel the sale with the buyer during the contingency. Most sellers to go through the work to prepare their homes for sale are committed to the process and these type of sales typically do go through. Sometimes there is less competition with other buyers who do not want to provide this contingency to a seller.
How does this affect a seller? The seller is protected from having to move twice and assured they will not have to sell if they cannot find a home to purchase that suits their needs. The seller will present a seller replacement property addendum to the buyer to sign prior to excepting a buyers contract.

We want to point out that your interest rate is not locked in until you are in contract on a property. This means that when you first meet with a lender, the interest rate that you are given at the time can change.
